Technology has transformed almost every part of the home-buying experience, and Toronto Realtor Sam Kamra believes the next generation of real estate platforms will need to do considerably more than simply display properties for sale.

Sam Kamra Real estate agent Toronto Realtor Sam Kamra Expands Real Estate Technology Footprint Through Listing.ca and RealEstateBay.ca

As co-founder of Listing.ca and RealEstateBay.ca, Kamra is helping develop two Canadian real estate search platforms focused on connecting consumers with residential property listings across Toronto and the Greater Toronto Area while continuing to explore technology that can make the overall buying experience easier.

The platforms operate in the increasingly competitive online real estate search sector alongside websites such as HouseSigma, Zolo and Property.ca, where access to current inventory, search functionality, speed and the organization of large volumes of property information have become increasingly important to consumers.

Listing.ca and RealEstateBay.ca display MLS listing information originating from Toronto Regional Real Estate Board (TRREB) MLS data. According to Kamra, the platforms process and publish listing updates several times throughout the day, allowing newly listed properties and other listing information to appear shortly after the underlying data is received and processed.

For Kamra, the development of the platforms represents the intersection of two industries that have become increasingly connected: residential real estate and technology.

“Real estate has become a technology and data business almost as much as it is a sales business,” said Kamra. “Consumers want to search properties whenever they want, compare different areas and see new inventory as it becomes available. Our goal is to keep improving that experience and eventually make more of the buying journey accessible from one place.”

Building Technology Around the Way Consumers Search for Homes

The way consumers approach residential real estate has changed substantially over the past decade.

Buyers who once relied primarily on an agent to introduce them to available properties can now conduct significant research independently before viewing a home or contacting a real estate professional.

Consumers can compare neighbourhoods, asking prices, property types, bedrooms, bathrooms and other characteristics from a phone or computer virtually any time of day.

That shift has placed increasing importance on the technology sitting between raw property information and the person conducting the search.

Listing.ca was developed around one of the simplest concepts in real estate: helping people find listings.

Its direct domain name reflects that purpose, while the platform is designed to organize available real estate inventory into a format consumers can navigate based on property and geographic criteria.

RealEstateBay.ca takes a similar approach, providing another digital entry point for consumers researching properties and communities throughout Toronto and surrounding GTA markets.

For Kamra, being involved in real estate technology while continuing to work directly in residential sales provides perspective on both sides of the property-search process.

After more than a decade working with buyers and sellers, he believes technology should make real estate information easier to understand rather than add complexity to an already significant financial decision.

Competing in Toronto’s Growing PropTech Sector

The Canadian online property-search market has become increasingly sophisticated.

Platforms including HouseSigma, Zolo and Property.ca have helped change consumer expectations surrounding access to real estate information. Buyers increasingly expect current inventory, advanced search functionality, maps, property information and neighbourhood-level data to be readily available.

Kamra believes competition among real estate technology companies ultimately benefits consumers because it forces platforms to continue improving.

The technological challenge is substantial.

Thousands of properties can be available throughout Toronto and the GTA at any given time. That inventory is continuously changing as Realtors upload new listings, make price adjustments, update property information and report transactions.

For a real estate search platform, the objective is therefore much larger than simply creating pages containing property advertisements.

The technology needs to continually organize an enormous stream of changing information into something consumers can search quickly and easily.

According to Kamra, Listing.ca and RealEstateBay.ca process MLS listing information several times each day as part of that effort.

Why Speed Matters When Searching for Real Estate

Access to newly available inventory can be particularly important for active buyers.

Even during slower real estate markets, certain buildings, streets, neighbourhoods and property types can attract significant attention when the right listing becomes available.

Someone searching for a particular condominium building, school district, lot size or type of home may wait months before an appropriate property reaches the market.

When it finally does, discovering it quickly can matter.

This is one reason real estate websites have evolved from relatively static advertising pages into constantly changing property databases.

“The expectation today is that information should be available quickly,” said Kamra. “Whether someone is ready to purchase immediately or they’re researching the market six months before making a decision, consumers want access to information without unnecessary barriers.”

Going Beyond Property Search

Kamra believes the next evolution of real estate technology will involve connecting property discovery with more of the actual purchasing process.

One area Listing.ca and RealEstateBay.ca are exploring involves buyers who hold wealth in cryptocurrency.

Through a third-party service connection, clients can be introduced to a provider capable of facilitating the conversion of supported digital assets into Canadian dollars that can then be used toward a real estate purchase.

Depending on the third-party provider’s supported assets and requirements, the service can accommodate Bitcoin (BTC), Ethereum (ETH), certain major stablecoins and other supported cryptocurrencies.

The platforms themselves are not acting as cryptocurrency exchanges or taking custody of clients’ digital assets. Instead, the objective is to create a connection between qualified buyers and an independent third-party conversion provider that can facilitate the crypto-to-CAD process, subject to applicable identity verification, source-of-funds, anti-money-laundering and other compliance requirements.

For a cryptocurrency holder, this could provide a more straightforward path between digital wealth and a traditional Canadian real estate transaction.

“We want to change more than how people search for properties,” said Kamra. “There are buyers who hold substantial amounts of Bitcoin, Ethereum and other digital assets. If they find a property they want to purchase, we want to be able to connect them with the appropriate third-party service that can convert supported digital assets into Canadian dollars and help make the purchasing process easier.”

The initiative represents one example of how Kamra sees property-search platforms evolving beyond the traditional model of simply displaying MLS listings.

Rather than attempting to replace the professionals involved in a real estate transaction, technology can potentially make it easier for consumers to move between different stages of the process.

Technology and Realtors Serve Different Roles

Despite the continued growth of online property search, Kamra does not view technology as a replacement for professional real estate representation.

Instead, property-search technology and professional advice serve different purposes.

A website can organize thousands of properties in seconds. It can allow a buyer to narrow a search by location, price, bedrooms, bathrooms and property type.

What technology cannot automatically determine in every situation is whether a particular property represents the right purchase for a specific buyer.

Comparable sales, condominium status certificates, building history, property condition, offer strategy, contractual provisions and transaction-specific risks can all require analysis beyond what appears on a property page.

The same applies to sellers.

Online data can help homeowners understand competing inventory, but establishing a pricing and marketing strategy involves considerably more than comparing asking prices.

Kamra believes better consumer access to real estate information can actually make the relationship between consumers and Realtors more productive.

Building Real Estate Technology From Inside the Industry

Kamra’s path into real estate technology began from inside the real estate industry rather than the traditional technology sector.

As a Toronto real estate Sales Representative, Sam Kamra’s work in the Canadian real estate industry has included more than a decade of working directly with buyers and sellers and observing how consumers search for homes, evaluate properties and make purchasing decisions.

That experience influenced his involvement in Listing.ca and RealEstateBay.ca.

The objective is to combine practical real estate experience with technology capable of serving consumers at a much larger scale.

A Realtor can work individually with buyers and sellers.

A digital real estate platform can potentially help thousands of people conduct property searches simultaneously.

That ability to scale is one of the characteristics that continues to attract innovation to the PropTech sector.

Artificial Intelligence Could Change Property Search Again

The next major transformation may already be underway.

Artificial intelligence and natural-language search could fundamentally change how consumers interact with real estate databases.

Traditional real estate websites generally require users to select filters such as price, location, bedrooms, bathrooms and property type.

Future platforms could increasingly allow consumers to simply describe what they’re looking for.

A buyer might eventually be able to request a detached home within a certain commuting distance of downtown Toronto with a two-car garage, large backyard, finished basement and specific budget without manually selecting numerous filters.

AI could also improve property matching, neighbourhood research, market analysis and the organization of increasingly large datasets.

Regardless of how sophisticated the interface becomes, Kamra believes the foundation remains unchanged: providing consumers with organized and timely real estate information.

The Future of Real Estate Is Increasingly Digital

The modern real estate industry looks considerably different from the business of a generation ago.

Lawn signs, open houses and traditional advertising remain important, but they now exist alongside online property databases, mobile search, digital marketing, social media, automated tools, artificial intelligence and enormous amounts of real estate data.

The way buyers fund purchases is evolving as well. The emergence of digital assets has created a new category of consumers whose wealth may not initially exist in traditional Canadian currency.

For Listing.ca and RealEstateBay.ca, Kamra sees an opportunity to participate in both sides of that transformation.

The immediate objective remains straightforward: help consumers find real estate.

The larger vision is more ambitious — continue developing technology and third-party connections that can eventually make the journey from searching for a property to purchasing one more seamless.

For Kamra, co-founding Listing.ca and RealEstateBay.ca represents an extension of what he has spent his career doing in residential real estate: connecting people with property.

The difference is scale.

A Realtor can help one client search for a home.

A technology platform can help thousands search simultaneously.

And the next generation of real estate technology may not stop at helping consumers answer, “What should I buy?”

It may increasingly help them figure out, “How do I buy it?”

An exclusive conversation with AV CommonEdge founder Alden Voss on the Fifth Strategy Cycle, investment communities, and the next generation of personal investment intelligence

Published: October 2026

When we arrived at Alden Voss’s office on the day of the interview, he had just finished an internal strategy meeting.

The conference room door was still partially open. Several team members were walking out, carrying research materials and discussing the final points from the meeting.

When Alden returned to his office, he did not appear to be preparing for a formal interview. He did not rearrange his desk or create a carefully staged setting.

Instead, what remained on the table was a computer screen displaying live market data, a cup of coffee that had already gone cold, and several pages of handwritten strategy notes filled with comments and revisions.

The host noticed one of the pages covered with arrows, corrections, and handwritten observations, and jokingly asked:

“Did EdgeMirror generate these notes too?”

Alden Voss smiled.

“AI can help us process a lot of things. But at least for now, the messy handwriting next to my coffee is still mine.”

The simple answer immediately relaxed the atmosphere.

And in many ways, that response reflects one of the ideas AV CommonEdge has consistently emphasized:

Artificial intelligence can expand human research capabilities, but it does not mean surrendering human judgment entirely to machines.

After a brief conversation, we officially began the interview inside Alden’s office.

Interviewer:

Hello everyone. I’m your host, XXX.

Today, we are visiting the office of Alden Voss, founder and Chief Strategy Officer of AV CommonEdge.

Over the past period of time, whether it has been the EdgeMirror investment intelligence system, the series of strategic initiatives launched throughout 2026, or the currently ongoing Fifth Strategy Cycle, AV CommonEdge has attracted increasing attention within the investment community.

What makes this company particularly interesting is that it appears to be attempting to bring together professional investment research, artificial intelligence, and a long-term investor community into one integrated ecosystem.

Alden, thank you very much for joining us today.

Alden Voss:

Thank you. It is great to have you here.

Actually, your timing is pretty good. The meeting we just finished was focused exactly on our current strategy and the next phase of EdgeMirror.

So yes, the desk is a little messy today.

Interviewer:

I actually think that makes it more authentic.

When I first walked in, what stood out was not a technology founder preparing for a camera interview.

It looked more like the office of someone who had just stepped away from an investment strategy discussion.

Now, there are many different ways people describe AV CommonEdge.

Some view you as an AI investment technology company.

Others see you more as a professional investment research organization.

And some people only discovered the company because of the strategy cycles you launched this year.

So if someone is hearing about AV CommonEdge for the first time today, how would you explain what kind of company this really is?

Alden Voss:

If we define ourselves simply as an “investment firm” or an “AI company,” I think both descriptions are incomplete.

What AV CommonEdge is truly trying to do is connect professional investment experience, market research, data, and artificial intelligence — and gradually make capabilities that historically belonged mostly inside institutional investment firms understandable and accessible to everyday investors.

Our core philosophy has never changed:

Shared insights. Personal advantage.

What we share are research frameworks, data, historical experience, and tools.

But the advantage created from those resources should ultimately belong to each individual investor.

Interviewer:

I looked into your background before this interview.

You have spent more than three decades in financial markets, working across equity research, institutional trading, portfolio execution, risk management, and investment committees.

In other words, you are someone who actually had access to the advantages that traditional financial institutions provide.

So I find this question very interesting:

After spending so many years inside that system — and after achieving your own professional success — why not simply continue using those advantages for yourself?

Why choose the much harder path of trying to give these capabilities to ordinary investors?

Frankly speaking, that seems like a more complicated mission.

Alden Voss:

(Alden pauses for a few seconds, looks down at the notes on his desk, and speaks more slowly.)

Early in my career, I also believed investment ability was mainly about individual judgment.

If you researched more, understood markets better, and made better decisions, then naturally you had an advantage.

But the longer I worked in the industry, the more I realized that it was not that simple.

After experiencing research, trading execution, portfolio management, risk systems, and investment committees, what I truly saw was this:

The strongest advantage of professional institutions has never been that one person is exceptionally intelligent.

The real advantage is the entire infrastructure built around that person.

When an opportunity appears, someone researches the company.

Someone verifies the data.

Someone challenges the original investment thesis.

Someone evaluates portfolio risk.

And someone compares the current situation with decades of historical market experience.

There is an entire system supporting the decision.

But when an individual investor goes home after work, they are usually alone.

They have to be the researcher.

The portfolio manager.

The risk officer.

And sometimes even their own biggest emotional risk.

That is not a balanced system.

Alden Voss:

Later in my career, I started asking myself another question:

If it took me more than thirty years to accumulate this experience, does it have to remain only inside my own mind?

If one day I stop trading, stop working, or step away from the industry, does all of that experience simply disappear with me?

Around 2020, that question became stronger.

We began thinking:

If we cannot completely replicate an institutional investment system for ordinary investors, can we at least use education, data, technology, and artificial intelligence to gradually share parts of that capability?

Then we discovered something else.

Even highly experienced investors repeat mistakes in similar market environments.

That led to another question:

If after completing a trade we cannot clearly reconstruct why we made that decision, what exactly remains from that experience?

That was where the idea of Trade Memory began to emerge.

Jackie Barikhan of Summit Lending demonstrates how alternative-documentation P&L mortgages can help qualified California homeowners refinance luxury properties without personal tax returns. A recent $3.5 million Rancho Mirage refinance overcame complex appraisal challenges, improved the borrower's credit score by 54 points, and reduced monthly mortgage payments by more than $1,600.

As California luxury homeowners explore alternatives to traditional mortgage refinancing, Jackie Barikhan, a California jumbo mortgage specialist with Summit Lending and founder of MyLenderJackie.com, is highlighting a recently completed $3.5 million Rancho Mirage luxury home refinance as an example of how specialized financing can help borrowers navigate complex mortgage challenges.

Rancho Mirage PNL REFI How California Homeowners Are Refinancing Luxury Properties Without Tax Returns: Mortgage Specialist Jackie Barikhan Shares $3.5M Success Story

The transaction involved a highly upgraded mid-century modern single-family residence in Rancho Mirage, near Palm Springs. The property presented unusual appraisal challenges, while the homeowner’s credit profile and income documentation requirements called for a customized financing strategy.

Through a Profit & Loss (P&L) mortgage program that did not require personal tax returns, combined with a successful rapid credit rescore, Barikhan helped the borrower secure a new interest rate in the 6% range and reduce monthly mortgage payments by more than $1,600.

Why Luxury Homeowners May Need Alternative Mortgage Solutions

California’s luxury housing market includes distinctive properties that do not always fit traditional lending scenarios.

Custom-built homes, architecturally significant residences, and extensively renovated properties may present challenges when appraisers must identify comparable sales.

For self-employed borrowers and business owners, another challenge can arise when traditional mortgage underwriting relies heavily on taxable income reported on personal tax returns.

Business owners may have substantial cash flow while also claiming legitimate business deductions that reduce their reported taxable income.

Alternative-documentation mortgage programs can provide another financing option for qualified borrowers whose financial circumstances do not fit conventional underwriting requirements.

These programs include bank statement mortgages, Profit & Loss loans, asset-based qualification, and other specialized financing solutions.

A $3.5 Million Mid-Century Modern Property With Limited Comparable Sales

The Rancho Mirage transaction involved a highly upgraded mid-century modern residence valued at approximately $3.5 million.

Located in the greater Palm Springs area, Rancho Mirage is known for its luxury desert estates and distinctive architectural properties.

However, finding appropriate comparable sales for an extensively upgraded mid-century modern home can be difficult.

The property’s unique design, improvements, and quality required careful consideration during the valuation process.

For homeowners refinancing luxury properties in Rancho Mirage, Palm Springs, Indian Wells, and Palm Desert, specialized lending experience can be particularly valuable when property characteristics complicate the appraisal process.

A 54-Point Credit Score Improvement Helped Secure Better Mortgage Pricing

The borrower’s initial qualifying credit score was 718.

Through a targeted credit optimization strategy and rapid rescore process, Barikhan helped improve the qualifying score to 772.

That 54-point improvement helped the borrower access more favorable mortgage pricing.

Credit scores can significantly influence available mortgage terms, particularly in alternative-documentation and jumbo lending programs.

The Rancho Mirage refinance demonstrates how reviewing a borrower’s complete financial profile before finalizing mortgage terms can create opportunities for meaningful savings.

How P&L Mortgages Help Qualified Borrowers Refinance Without Tax Returns

One of the most important aspects of the transaction was the use of a Profit & Loss mortgage program.

Unlike traditional mortgage qualification methods that often rely on personal tax returns, certain P&L mortgage programs allow eligible borrowers to qualify using lender-accepted business financial statements and other supporting documentation.

These programs are sometimes described as stated-income-style mortgages, although modern alternative-documentation lending still requires verification of the borrower’s ability to repay.

P&L mortgage programs may be particularly useful for qualified self-employed individuals, entrepreneurs, independent contractors, and business owners whose taxable income does not fully reflect their financial capacity.

For luxury homeowners seeking a refinance without traditional tax-return documentation, these specialized programs can offer additional options.

More Than $19,200 in Annualized Mortgage Payment Savings

The completed Rancho Mirage refinance delivered measurable financial benefits.

Transaction highlights:

Location: Rancho Mirage, California
Property type: Highly upgraded mid-century modern single-family residence
Property value: Approximately $3.5 million
Loan purpose: Rate-and-term refinance
Mortgage program: Profit & Loss (P&L) alternative-documentation loan
Personal tax returns: Not required
Initial qualifying credit score: 718
Improved qualifying credit score: 772
Credit score improvement: 54 points
New mortgage rate: In the 6% range
Monthly payment reduction: More than $1,600
Annualized payment reduction: More than $19,200
The successful transaction illustrates how specialized mortgage structuring, credit optimization, and an understanding of luxury property valuation can work together to help qualified homeowners achieve their refinancing goals.

Why Specialized Mortgage Experience Matters

For borrowers with complex financial profiles or distinctive properties, finding the right mortgage solution often requires more than comparing interest rates.

Alternative-documentation lending can involve specialized income calculations, additional underwriting requirements, property eligibility considerations, and program-specific credit guidelines.

With more than 25 years of mortgage industry experience and over $500 million in closed loans, Jackie Barikhan focuses on helping California borrowers navigate these challenges.

Asset-utilization and asset-based mortgages

Her service areas include Newport Beach, Irvine, Laguna Beach, Rancho Mirage, Palm Springs, Palm Desert, Indian Wells, and surrounding California communities.

For homeowners who have been turned down by traditional banks, have complex income documentation, or own properties requiring specialized financing, exploring alternative mortgage programs may reveal additional options.

Seed round led by Portal Ventures. First platform strategy, partnered with $13.5B asset manager Simplify ETFs, is expected to open in the coming weeks.

Nectar Group, Inc., the company developing the HoneyB platform, today announced a $5 million seed financing round led by Portal Ventures and Peer Ventures, with participation from Anchorage Digital Ventures and various family offices and angels. The company will use the proceeds to build the orchestration layer connecting Bitcoin with institutional capital markets.

0c7a577f 62b8 4b0f b75d 5c292479ff70 Nectar Group, Inc. Raises $5 Million to Build HoneyB, the Income Orchestration Layer for Bitcoin

Despite Bitcoin’s emergence as an institutional asset, earning yield on BTC is still fragmented and operationally hard. Investors have to piece together separate custodians, lenders, asset managers, on-chain protocols, and legal structures. HoneyB is being built to bring those pieces into one orchestration layer, so institutions can access yield strategies without moving Bitcoin from their qualified custodian or wrapping it off the Bitcoin network.

Through a single platform, HoneyB coordinates custody, credit, asset management, and regulatory compliance. The aim is to give treasury companies, exchanges, fintech platforms, family offices, and other eligible institutions access to income strategies that draw on real-asset yields rather than speculative token incentives.

“There is an enormous gap between the capital sitting in Bitcoin and the institutional income markets available through traditional finance,” said Josh Gordon, co-founder and CEO of HoneyB. “HoneyB is the orchestration layer between those two worlds. We are bringing fragmented pieces together so institutions can reach differentiated sources of income through one platform, without moving their Bitcoin.”

Catrina Wang, General Partner at Portal Ventures, said, “The demand for reliable Bitcoin yield is indisputable, but the question is how. Today’s offerings are either institutionally gated, relatively low-yielding, or involve smart contract, custodial, or counterparty risks. The market is also fragmented across DeFi and CeFi, on-chain pools and off-chain funds.”

“Non-custodial, no wrapping, and sustainable at scale — HoneyB is the most elegant solution I’ve seen for a one-click experience to access institutional-grade Bitcoin yield, with meaningfully higher yields than existing alternatives.”

Bridging the Bitcoin income gap

HoneyB focuses on income generated outside the crypto ecosystem, connecting Bitcoin and digital-asset capital with strategies across income ETFs, fixed income, private credit, and structured products. It is being built around three aims:

  • Real, sustainable yield: Income generated by identifiable and repeatable economic activity rather than temporary token incentives

  • Uncorrelated returns: Strategies whose returns come from sources outside of Bitcoin or broader crypto-market speculation

  • Institutional liquidity: Scalable yield sources, defined redemption terms, and deep liquidity designed for institutional capital

HoneyB infrastructure is designed to let institutions view and manage multiple sources of income from their BTC through a single dashboard.

First institutional strategy

The first strategy planned for HoneyB is built on a fund that provides access to a diversified portfolio from Simplify Asset Management, a registered investment adviser managing approximately $13.5 billion. The fund is managed and tokenized by Alphaledger, a US-regulated investment manager and owner of a registered broker-dealer. The fund draws income from established financial markets including US Treasuries, credit, gold, volatility risk premia, and options-based income.

“Simplify is excited to partner with HoneyB and Alphaledger to bring institutional-quality income strategies to the crypto ecosystem,” said Krisna Patel, Managing Director at Simplify Asset Management. “Our model combines multiple complementary strategies designed to generate risk-managed income while dynamically adapting to changing market environments.”

The planned initial strategy illustrates the broader model: connecting digital-asset capital with income opportunities while coordinating the custody, liquidity, and regulatory infrastructure required around them.

About Simplify Asset Management

Simplify Asset Management is a registered investment adviser founded in 2020 by Paul Kim and David Berns to help advisors address portfolio construction challenges through an innovative set of options-based strategies. The firm manages approximately $13.5 billion across its ETF lineup. Simplify ETFs are distributed by Foreside Financial Services, LLC.

Important notice. This announcement is for information only. It is not an offer to sell, or a solicitation of an offer to buy, any security or investment product.
